How Much Will a New Roof Cost?

Replacing a roof can be very expensive, with the average homeowner paying between $5,619 to $22,000, with the national average being $11,536. The amount can vary depending on a number of factors, we will discuss some of those to give you a better idea of how to budget when thinking about a roof replacement. 


1. The Number of Stories and Accessibility 


Cost is effected by these areas mainly due to time and labor. If you have a single story for instance, you require less going up and down ladders and less safety harness equipment. A home surrounded by stone walls or large foundation plantings can also increase the cost of a roof replacement. 


2. Roof Size and Pitch (or steepness of the roof)


Flat roofs require more structure to support while steep roofs require more safety and are more challenging to navigate during installation.


3. Roof Features


Bay windows, skylights, and dormer windows all increase pricing due to extra flashing or materials and waterproofing cuts / caulking.  Also chimneys, HVAC openings, and plumbing vent stacks require additional waterproofing and labor for installation.

4. Types of Shingles or Other Materials


Luxury shingles for instance add value and longevity to your roof, but come at a premium cost.  Basic asphalt shingles can range between $6,000 and $13,000 on average, while luxury copper can cost upwards of $25,000 due to material and more labor intensive installation.  On average metal roofs can cost about 3 times the price of an asphalt shingle roof. 


5. Permits and Labor 


These costs are typically included in your roofing estimate from a licensed roofing contractor.


6. Condition of Your Current Roof


If your current roof has holes, leaks, or pest damage, you may need structural beams or plywood underlayment to be repaired or replaced, which can increase the price of your roof replacement.
